18.50A.010 Watchman/caretakers unit.

A watchman/caretaker unit is a residential structure or portion of a structure intended for permanent occupancy by a manager, watchman, family, property owner or employee for the purpose of security, oversight, convenience or caretaking of the use or activity being conducted. A caretaker’s unit must comply with all of the following criteria:
A. The watchman/caretaker unit may consist of an attached apartment, freestanding residence or class A or B manufactured home. Only one caretaker’s unit is allowed per use or ownership.
B. Manufactured homes shall be properly anchored and skirted and may require a permanent foundation.
C. The caretaker’s unit shall be secondary or accessory in nature to the primary commercial or industrial use of the property.
D. The caretaker’s unit shall be placed on the same lot as the commercial or industrial primary use, however,
if the unit is placed on an adjacent lot, it shall be tied to the primary commercial or industrial lot by deed restriction.
E. The caretaker’s unit shall not be sold off separately or severed from the commercial or industrial use of the property.
F. The caretaker’s unit shall provide two off-street parking spaces and comply with the access, paving, and parking requirements of the zone.
G. The caretaker’s unit shall abide by all setback and height requirements of the zone. (Ord. 635 § 2(part), 2002)
